Mumbai History

The name Bombay, dates back to the 18th century. Bombay wa a cluster of seven islands called Heptanasia by Plotemy in 150 AD. Geologicaly, Bombay forms a part of peninsular India, which is considered to be the oldest part of the country. And recently, Bombay has become Mumbai.

Mumbai is home to people from all over India. The seven Islands that now form Mumbai

were first home to the Koli fisherfolk whose shanties still occupy parts of the city shoreline today. The islands were ruled by a succession of Hindu dynasties, invaded by Muslims in the 14th century and then ceded to Portugal by the Sultan of Gujarat in 1534. The Portuguese did little to develop them before the major island of the group was included in Catherine of Braganza's dowry when she married England's Charles ll in 1661. The British government took possession of all seven islands in 1665 but leased them three years later to the East India Company for a meagre annual rent of 10 pounds sterling. Bombay soon developed as a trading port because of its fine natural harbour and the number of merchants who were attracted from other parts of India by the British promise of religious freedom and land grants. Migrants included sizeable communities of Parsis and Gujaratis, and south Indian Hindus fleeing Portuguese persecution in Goa. Their arrival, and that of later immigrant groups, laid the basis for Bombay's multicultural society. Within twenty years, the presidency of the East India Company was transferred to Bombay to Surat, and the town soon became the trading headquarters for the whole west coast of India.

40 per cent cheaper. In fact, the Delhi-Mumbai story seems quite similar
to the Washinton-New York scenario.

Hyderabad remains the cheapest metro, while Pune and Bangalore rank at
No 4 and No 6 respectively. However, these cities exhibited a few dichotomies
on account of rentals. The cost of living index was computed by fixing Delhi as the base.

At the global level, Tokyo and Osaka are the world’s two most expensive cities.

Checklist
If you are planning to purchase a flat in a project that offers a host of amenities, verify the following.
  • All the amenities and common facilities are clearly mentioned in the Agreement for sale and the same are complied with.
  • The project is large enough to make the maintenance cost of these amenities viable, i.e. the average maintenance cost payable by each flat owner should not be too high.
  • Whether the maintenance charges will be collected on a monthly basis after possession or taken as a one-time lump sum payment at the time of purchase.
  • Check the manpower required – a substantial portion of the cost of maintaining amenities can go towards paying the labourers and this will definitely rise each year.
  • The quality of equipment used, since this can make a huge difference in terms of running costs and replacement expenses in the future.
  • Keep in mind that in the case of monthly charges, it will be an additional cost per Square feet. besides the general maintenance of the building, sinking fund, property taxes, electricity, water charges, salaries, etc. so factor that in before finalising the deal.
